The Future of Housing in Avondale
Few areas impact the health and well-being of a neighborhood more than housing. Strengthening and expanding Avondale’s housing stock – and ensuring more residents can stay in their homes – is a major strategic initiative of the Avondale Development Corporation.

In partnership with Uptown Consortium, Inc. and the Avondale Community Council, ADC is launching a major effort aimed at developing and executing a housing strategy for Avondale. The team has already completed a study that provides data on demographic and market conditions, trends, current housing stock and homeownership levels. This data is driving the identification of achievable outcomes and informing potential partnerships with housing providers and funding partners that will be needed for success.
Without question, new possibilities are present for community growth and a housing revival in Avondale. While Avondale has been steadily losing population over the past 25 years – our population today is 12,466, down from 19,232 in 1980 – interest in Avondale is exploding, thanks to the continued growth of our anchor institutions and the emergence of the Uptown Innovation Corridor. The market is rediscovering Avondale and its great access to employment centers, healthcare and major transportation arteries, as well as its proximity to downtown Cincinnati. Urban living is becoming increasingly attractive.
Somerset Apartments, Blair Avenue
The early signs are promising. Total households in Avondale have increased 1.5% annual since 2015. Job growth is on the rise. ADC is planning to build 29 single-family attached units. The Community Builders is constructing 119 mixed-income rental units. MLK Investors is considering 124 rental units in phase one of its development.
Most important, there is a strong will to ensure this coming growth in housing includes current Avondale residents, who have embraced the phrase “gentrification without displacement”. They want to see their neighborhood revive, and they want to stay for the revival.
